Information for Landlords
Trident Properties offer their landlords three different services when renting out their property. This gives the landlord an option for how much or how little they would like to be involved with the rental. The different services are detailed below; BRONZE - Tenant Finder This service is the LET ONLY/TENANT FINDER SERVICE. This is the best option for landlords who enjoy playing an active role within their tenancy. We will find you a tenant, do all the relevant requirements to move them into your property, establish the tenancy and then things will be handed over to the landlord to manage thereafter. All rental payments and maintenance issues will go directly between the landlord and tenant. The Bronze service includes; · Advertising your property in the local press, our website, Rightmove and the office window display. · Accompanying all viewings · Full referencing for potential tenants · First Tenancy Agreement · Check in · Property Guide for the tenants · Meter readings taken and utility companies notified in writing · Collection of first month's rent & deposit · Registration of Deposit Charges are deducted from monies received from the tenant. The balance is then transferred to the landlord.
SILVER - Part Management Part Management is ideal for landlords who are unable to, or do not wish to play an active role in the rental of their property. Some matters can then be left in the hands of Trident Properties. Our Silver service is the basic management service. Detailed below is what we offer at this level. Our Silver package is as the Bronze plus; · Collection of rent calendar monthly and payment to the landlord by BACS · Arrangement for maintenance works that may arise · Key holding service
GOLD - Full Management Our Gold Full Management service is the higher level of full management. This level of service includes all the above as detailed in the Bronze & Silver packages, but in addition will include; · Periodic Property Inspections with written report every 3 months · Issuing notices if required · Tenant check out at the end of the tenancy with written report · Meter readings at the beginning and end of tenancy · Notifying all utilities in writing of the commencement and cease of tenancy
