Information for Landlords

   


 

At Trident Properties we offer Landlords three different services when renting out their property. This gives the option for how much or how little they would like to be involved with the rental. The different services are detailed below;

BRONZE

This service is the TENANT FINDER ONLY option.  This is the service for landlords who enjoy taking an active role with managing their tenants and property. We will find you a tenant, complete all the relevant documents to move them into your property, establish the tenancy, at which point matters will be handed over to you the landlord to manage thereafter. From this point all rental payments and maintenance issues will go directly between the landlord and tenant.

 

The Bronze service includes;

  •       Advertising your property in the local press, our website, Rightmove, Zoopla, the office window display or where we deem it appropriate.
  •       Accompany all viewings
  •       Full referencing for potential  tenants
  •       First Tenancy Agreement *
  •       Renewal of AST *
  •       Periodic tenancy agreement on renewal *
  •       Basic written Check in report (no pictures)
  •       Meter readings taken and noted on check in report (Landlord to notify utility companies)
  •       Collection of first month’s rent & deposit
  •       Section 21 issued at 4 months, with intentions letter to tenant

Charges are deducted from monies received from the tenant. The balance is then transferred to the landlord.

SILVER

A more comprehensive service starts with our silver service. This level is ideal for landlords who or do not wish to play an active role in rent collection but are happy to deal with the tenants and the maintenance of their property.  Detailed below is what Trident offers at this level, but as with the bronze service, further options can be added if requested.  

 

Our silver package includes;

  •       Advertising your property in the local press, our website, Rightmove, the office window display or where we deem it appropriate
  •       Accompany all viewings
  •       Full referencing for potential  tenants
  •       First Tenancy agreement *
  •       Reduced  charge for renewal of tenancy agreements *
  •       Basic written Check in report ( No pictures)
  •       Meter readings taken and recorded on check in report
  •       Water and Council Tax informed by email.
  •       Collection of first month’s rent & deposit
  •       Deposit placed into our Tenancy Deposit Scheme
  •       Collection of rent calendar monthly and payment to the landlord by BACS
  •       Key holding service
  •       Section 21 issued at 4 months, with intentions letter to tenant

 

GOLD

Our Gold management service is the highest level of management. This level of service includes all the above as detailed on the silver package, but in addition will include;

 

  •       Periodic Property Inspections with written report advising landlord of general condition and of any maintenance issues, along with tenants comments
  •       Section 21 issued at 4 months, with intentions letter to tenant
  •       Reduced charge for renewal of tenancy agreements £35.00 
  •       Check out at the end of the tenancy with written report  
  •       Meter readings at start and the end of tenancy, utility companies notified by email.
  •       Water and council Tax informed by email 

 

 

THERE ARE OPTIONAL SERVICES AVAILABLE WITH ALL LEVELS AT AN ADDITIONAL CHARGE, INCLUDING INVENTORIES, ANNUAL GAS SAFETY TESTS & ENERGY PERFORMANCE CERTIFICATES
